ERA one Source EXCEPTIONAL Office: 570.587.9999 8 REAL ESTATE GEORGE SEMIAN Certified Residential Specialist Direct: 570.313.9299 george.semian@era.com l had a listing appointment last week up da line" to give the sellers an idea on price and staging the house for showings. house was beautiful, but there were a lot of personal items that needed to be addressed and removed before we had any showings First impressions are very important to prospective buyers and like it or not they want to view the house and not Joey, Karen and Tommy's pictures from kindergarten, senior prom, college or weddings. Let's just say that there were a lot of special Kodak moments. The funiture was a little crowded so I suggested moving some of the pieces to the attic. I made them teke down a of the magnets crowding the beautiful stainless refrigerator, and the five carpets under every appliance in the kitchen. Next stop was the dining room where I told them to remove 2 chairs and take the leaf out of the table. I recommended that the carpets be cleaned, and the closets on the second floor really needed some purging. Anything personal should be removed including jewelry watches and anything else so that the buyers can look at all the details of the house and not the details about the seller Trust me buyers are nosy and I have seen it all, except whenI entered this master bedroom. It was a huge room with cathedral ceilings and a great sitting area. However, my face turned red, and I felt like my deodorant was going to fail at any moment, when I saw, and was terrified of what I saw, hanging over the Calitornia king bed. Have you ever heard of Glamour Shots? Hanging over the bed was a professional portrait of the sellers completely NUDE!l! Poster sizel I froze but the sellers continued to show me around the house with not a mention of the horror on my face. How was I going to handle this one? I have always been able to tak about pet poo poo, but never in 20 years have I needed nudist advice. I have not addressed the situation since we are not putting the house on the market until March. Ireally need to consult my therapist, but if any of you out there have advice for me please let me know. Hmmm, I just thought of something. Maybe I should get a "little blanket from TJ's and give it to them to stay wam?
